YOHO Yuen Long CDA

Yuen Long, New Territories

Masterplan Limited has been working with Sun Hung Kai Properties Limited for over 20 years, in the development of Area 12 and 15, Yuen Long. The comprehensive development consists of YOHO, YOHO Midtown and Grand YOHO. They are connected by elevated walkways, and YOHO Midtown and Grand YOHO by a bridge with shops and vehicular access over Castle Peak Road. They accommodate residential flats above commercial and G/IC premises and a Public Transport Interchange, and a hotel.

Planning approvals for the phased development at the respective parts of the “Comprehensive Development Area” Zone were obtained in 2000s. About 30 subsequent amendments were made to adjust the development schemes to suit detail design and changing market needs, the latest being for a hotel at YOHO Midtown granted in January 2015.


Masterplan Limited has been advising the ongoing submission strategy, including planning instruments applicable to amendments, discharge of planning approval conditions, and submissions to Government on lands and buildings matters.

The comprehensive development is yet to be completed. It has already become the node at the MTR Yuen Long Station and the gateway at Yuen Long Highway Pok Oi Interchange. It has:


  1. Achieved land delivery and housing supply, having incorporated the not acquired land in its design.

  2. Provided an elevated connection with weather protection amongst YOHO, YOHO Midtown and Grand YOHO.

  3. Maximised the landscaping opportunity at the site, with a cycling path and improvements to the surrounding pedestrian environment.
